FirstBid does not hold its own property database. Every figure in a report comes from a named public register, and every register has limits we publish alongside it.
Get energy performance of buildings data

What we use it for. Total floor area, current and potential energy rating, heating and fuel type, construction age band, insulation descriptions and improvement recommendations.
Known limits. Certificates are valid for ten years and may predate later works. Matching a certificate to a specific flat in a converted building is not always possible; where it is not, we report it as unverified.
What we use it for. Registered sale prices and dates for the property and its postcode, property type, tenure and new-build flag.
Known limits. England and Wales only, from 1995, with a registration lag that leaves recent months incomplete. Some transfer types are excluded, and no floor area or condition is recorded.

What we use it for. National planning designations at the property's coordinates: conservation areas, listed buildings, statutory flood zones, article 4 directions and similar constraints.
Known limits. Holds designations, not individual planning applications. Application history sits with the local planning authority.
What we use it for. Flood warning and alert areas covering the property's location, plus any warnings currently in force.
Known limits. England only. Long-term modelled risk is published through the separate GOV.UK long-term flood risk service, which we link to rather than reproduce.
What we use it for. Recorded crime counts by category for the most recent published month around the property's coordinates.
Known limits. Locations are snapped to anonymised points, so this is area context only and is never street-accurate. Recorded crime is not the same as crime that occurred.
These datasets contain public sector information licensed under the Open Government Licence v3.0. How we match those records to a specific property, and what we refuse to infer from them, is set out on our methodology page.
